Rental
Payments
Rental payments in the form of check or money order is due
and payable on or before the first of each month. Cash
payments are not accepted. Payment of rent or partial
rent after the fifth day of the month results in the loss
of 1/12th of the annual interest paid on the security deposits.
Checks returned by our bank for any reason will be assessed
an additional $35.00 charge along with the late fee. If a
second check is returned, all future payments will be required
to be made by money order or certified check.
Subletting
Lessee is authorized to place his/her accommodations up
for sublet by contacting the Landlord. Tenant shall be
responsible for advertising, showing and using the Landlord’s
approved rental applications in finding a potential sublettor.
Essential items in the sublet agreement stipulate that
(1) original lessee remains liable and responsible for
rental payments on the due date and (2) lessee remains
responsible for all items contained in the lease agreement
and addendum. A designated rent payer must continue to
make the monthly payments throughout the lease term.
The Landlord must approve the completed sublessee rental
application. A $50.00 administrative fee will be charged
to the original lessee at the time that the new application
is accepted. Any person of legal age who resides in the
rental unit must be a signed party to the lease. Lessees
may not add residents without the prior approval of the
Landlord.
Tenant Conduct
Tenants are responsible for the conduct of their guests
in their apartment or outside of the premises in accordance
with these rules and regulations. Stereos, radios and
televisions are not to be played so loudly that they
are objectionable to other residents or neighbors. Gathering
of residents and their guests are welcome provided such
gatherings do not become boisterous, obscene, or objectionable
to other residents or neighbors.
Storage Areas
Storage space is available on a first come/first serve
basis. Articles left in the storage and common areas
after the lease expiration are subject to removal without
notice or reimbursement.
Pets
No pets of any kind are allowed in any apartment under
any circumstances without the prior written approval
of the Landlord. This includes caged pets, aquariums
and fish tanks.
Waterbeds
Due to the great potential for damage, no waterbeds, aquariums
or fish tanks are allowed without the prior written approval
of the Landlord. Proof of insurance will be required.
Insurance
Each resident is strongly advised to carry his/her own
insurance. The Landlord’s insurance DOES NOT cover
the tenant’s belongings. Additionally, items in
designated or undesignated storage areas of the building
and premises ARE NOT covered by the Landlord’s
insurance against fire, water, storm, theft, or damage
of any other nature.
Smoke Detectors
Smoke detectors are operational at the time of occupancy.
The weekly responsibility of checking the operation of
each unit’s smoke detector lies with the tenant.
Should the detector not function properly, the tenant
must notify the Landlord in writing of the malfunction
within 24 hours.
Lockout
In the event of a lessee’s lockout, the Landlord
reserves the right to assess a $25.00 fee for re-entry.
Additionally, lessee shall be responsible for any costs
incurred for the replacement of any keys and locks resulting
from lost, misplaced, or unreturned keys.
Lighting
If replacement bulbs are required within the unit, they
must be purchased by the lessee & must be identical
or like-kind replacement bulbs.
Trash
All recycling, garbage and trash is to be secured tightly
in plastic bags and placed in the cans provided – not
in the entrance, passageways, stairwells, hallways, exits,
porches, balconies, patios, basement or yard. Tenants
are responsible for the proper separation & breakdown
of recyclables.
Security Deposit
The security deposit shall not be applied to the last month’s
rent. The security deposit shall be refunded in full when
the following conditions are met: (1) all rental payments
must be paid in full in a timely fashion. (2) Lessee’s
forwarding address in writing must be received by the Landlord.
(3) check-out form is completed in full. (4) utility bills
are paid in full for the tenant’s term of occupancy.
(5) all keys are returned to the Landlord by the end of
the lease term and (6) all terms and conditions of the
tenant’s lease are fulfilled and the premises are
vacated by the tenant. The security deposit shall
be applied to cost of cleaning and repairs if the apartment
is not left in the proper condition. Cleaning is charged
at $35.00 per hour. If the security deposit does not cover
the cost of cleaning and/or repairs, lessee agrees to pay
for additional costs.
Smoking
Smoking is not allowed in the unit or the interior common
areas. |
